When buying a home in a flood zone in Florida, there is one fact that tends to surprise people: all of Florida is technically in a flood zone. The real question is not whether a property has flood risk, but how much risk it carries—and what that could mean for your insurance, budget, and peace of mind.
Flooding is not reserved for homes with a Gulf view. I have seen risk vary between nearby streets and even neighboring properties because a small difference in elevation can make a big difference. Drainage systems, construction type, surrounding development, and the way a lot holds water all deserve a closer look.
This does not mean you should run for higher ground the moment you see a flood-zone designation. It means you need to do your homework. Before falling in love with the kitchen or mentally parking your boat out back, make sure you understand the property’s elevation, insurance requirements, history, and total cost of ownership. A beautiful home can still be the right choice—as long as you know what you are buying.
